1. How does one acquire a California real estate salespersons license?
You must first acquire three certificate of completion (Diplomas) from an approved real estate principles course, real estate practice course and a third course, that you may choose from a list of several approved courses. I personally recommend real estate appraisal as your third prerequisite course. You may not schedule a test date for the state test without all three certificates of completion. If you would like a recommendation regarding where to purchase the pre-requisites please e-mail me. You must submit all three certificates of completion, an application (form RE-400a) and a check or credit card form for the appropriate fee to the BRE before they will give before they will give you approval to schedule a state test date. Then comes the big one, you must then successfully pass the real estate state test. California is known for having one of the most difficult real estate test in the country. 2. How does one acquire a California real estate brokers license?
The first prerequisite is that you must acquire eight college-level real estate courses. (It is possible to take these eight courses in correspondence fashion or online, through most real estate schools.) The second prerequisite is that you must have the equivalent of two years full-time or four years part-time (full-time is considered 40 hours per week and part-time is considered 20 hours per week, and it must be documented with the BRE’s approved forms) real estate experience as a licensed California salesperson licensee or a four-year college degree with a major or minor in real estate. A regular for your college degree is no longer sufficient. Once you have completed these two prerquisite requirements, you must then submit copies of your eight certificates (transcripts), application (Form RE-400b), a check for the appropriate fee, and various other forms to the BRE before the BRE will allow you to schedule a state examination date. 3. What is the real estate salesperson’s and brokers test like in California?
Salesperson’s exam: Let us first discuss the California real estate salesperson test. There are currently several different tests that are constantly rotated. Each exam consists of 150 multiple-choice questions. It is an electronic exam in in all five state examination locations. Fresno, Oakland, Sacramento, San Diego and LaPalma (you get your results on the same day that you take your exam at the exam location. Regarding the salesperson State exam, an examinee is given three hours and 15 minutes to complete the examination. There are a total of 150 questions which means you can miss 45 questions and still pass the test. You need 105 correct answers.
Regarding the brokers exam: The California brokers test is in fact not one test but a set of tests. You take one test in the morning consisting of 100 questions and you take a second test in the afternoon consisting of 100 questions. The examinee is given 2 1/2 hours for the morning test and 2 1/2 hours for the afternoon test. The total questions for the day is 200 and the total time for the day is five hours. You are only allowed to miss 50 questions for the entire day. You need a total of 150 questions correctly answered in order to pass the California brokers test. it is an electronic exam in all five state exam locations that I mentioned above in the previous paragraph.
4. I am lousy at arithmetic, should I be concerned if I have trouble with math?
Most instructors and most real estate schools all say the same thing “you can miss all of the arithmetic and still pass the test.” Is this true? The answer is, yes. But wouldn’t you agree, that it would be much safer to get anywere from half to two thirds of your math correct? Well, if you have not learned math by now, you’re not going to learn it by the time you take the state test. So what is the solution? I can tell you how to get one half to two thirds of your arithmetic correct on your salesperson or brokers real estate exam. As you study questions and explanations on a CD, DVD, question book or online you will see math questions every now and then. When you see math questions from any of the above-mentioned sources write the answers to the math questions down on a piece of paper and then highlight them in bright yellow or type them into your electronic device one on top of the other. Eventually you should have a list of 20 to 40, or more math answers. Every now and then read over the math answers one after the other and eventually several of the numbers will stick in your subconscious mind. Do not try to learn arithmetic between now and your salesperson or broker real estate exam. It takes too much time. if you’re good at arithmetic (and I have found that 99/100 examinees are not) then this will not be an issue.
5. What is the best time to be tutored for either the broker or salesperson test?
We use keyword association. Therefore it is best to be tutored as close to the state test as possible. Anywhere from 1 to 11 days before your test is ideal. My tutoring is not designed for you to go home and study what you leared during the two-day review/crash course Boot Camp. My tutoring is designed to enable you to remember what you saw, heard and learned in our two day review/crash course Boot Camp. You should take your real estate broker or salesperson exam as soon as possible once you have finished the weekend program before you have a chance to forget what you heard and saw during the program. For example If we tutored you three weeks before your test you would forget allot of what you learned by the time you take your test. The keywords that I teach in the program work best if you take your state exam within 1 to 11 days from my weekend program.
6. Is my One-Day Sales Person/Broker Real Estate Exam Boot Camp or private tutoring better than a one-day or two-day crash,review weekend course somewhere else?
Yes. According to my students the answer is unequivocally categorically yes. You get what you pay for. If you desire results, get involved in my Two-Day Boot Camp or private or semi-private tutoring. “I am the best and then there is all of the rest”. I have been teaching this program for over 34 years. I do all of my own teaching and research. Most of the other schools hire individuals to teach their classes and according to some of my students, the quality of instruction is not up to their standards. I love what I do. I have been a independent transient, itinerant, pansapphic pedagogue since 1978.
7. Why is it that group and private tutoring works so well?
The first reason is we cut to the chase. We don’t spend time taking notes that you can’t interpret or for that matter ever use again. We zero in on the questions that the DRE will be using when you take your state exam. We focus on what you must know to pass the salesperson or broker state test. The second reason as to why group boot camp, private and semiprivate tutoring works is that we use keyword association. if you see a certain word in the question you look for a certain word in answer. For example if you have a question on your state exam that talks about a single woman who gets married the word cloud will be in the answer. The way to remember this is that she got married on a cloudy day. If you see the word alcohol and a question the word defeasible will be the answer and so on and so forth. This is the way I teach. I use Word Association and visuals (that’s because most of us are visual letters) to help you remember a little bit about a lot of stuff. You can know too much and you can know too little. If you know too much you will read into their ambiguous questions the wrong way and pick an incorrect answer. To pass the salesperson or broker exam you need to know a little bit about a lot of stuff. We are convinced that you do not always need to understand the questions on the state test in order to find the correct answer.
8. How much tutoring will I require for the salesperson test?
We recommend a minimum of one day if you have the time and/or discipline to study or if you are skilled at taking test. If a person does not have the time to study or does not want to study and is not skilled at taking test we recommend an additional day (in other words two weekends) or an additional 3 to12 hours or in some cases more hours of private or semi-private tutoring. This works if you want to play it safe. I recommend that you over prepare for the salesperson and/or brokers exam. Take the Boot Camp and private or semi-private tutoring as close to the exam as passable. We also recommend that you study a minimum of 600 questions and explanations on your own in a up-to-date question and explanation source. 9. How much tutoring (therapy) will I require in order to pass the brokers test?
We recommend a minimum of one weekend if you have the time and/or discipline to study or if you are skilled at taking test. If a person does not have the time to study or does not want to study and is not skilled at taking test we recommend an additional weekend (in other words two weekends) or an additional 3 to12 hours or in some cases more hours of private or semi-private tutoring. 10. Where and when is group Boot Camp and private or semi-private tutoring for the salesperson’s test offered?

12. Do you offer a guarantee with your tutoring?
No. First of all you don’t need a guarantee if you are going to pass the state exam, do you? What is the guarantee? They’re not guaranteeing that you will pass the test, no one can do that, now can they? Granted it sounds very appealing, but what they’re really saying is that if you don’t pass you can spend another long day or two in their program the next time you take your test or some even may offer refunds. Do you want your money back? Do you want to spend more time studying? Do you really want to go though all of that again? No, you want to pass the test don’t you? You want to go for quality. Beware of schools that offer so-called guarantees. Guarantees are gimmicks, ingenious schemes or devices to get your money. You wont to go for quality and results not gimmicks don’t you!
13. How much does the broker one day & personal one-on-one private (or semiprivate) tutoring cost?
Are you asking how much will it cost you if J Marshall does tutor you, or are you asking how much will it cost you if he does not? First of all, most of my clients take one complete day. One complete day will cost you $415 if you pay with cash or Zelle. It is recommended that you take no less than one day.
(During the pandemic I am not doing private or semi private tutoring until further notice.) 15. What is the best way to study for the salesperson and broker test?
The best way to study for the salesperson or broker test is to be tutored by J.Marshall! A better question is what is the best way to prepare for J Marshall’s tutoring? This is an important question. The best way to study for the salesperson or broker tutoring is to read lots and lots of question and explanations ( a modicum of 600 questions for the salesperson exam and a modicum of 900 questions for the brokers exam and do not mark the answer beforehand). Read the question and then read the four ostensible answers (do not pre-marked the correct answer before hand,) and then immediately check to see if you are correct or incorrect. If you are correct you should expediently move on to the next question. If you are not correct you should immediately be checking to see why you were incorrect, reading the explanation. Paradoxically, sometimes you will understand the explanation and sometimes you will not. In either case, do not spend precious time looking up words, move on to the next question. Do not study math. Do not study vocabulary words. Spend no more than 30 seconds on short questions and no more that 60 seconds on long questions. Marshall law says “It is better to cover a few questions poorly as opposed to mastering only a few”. We recommend a minimum of 600 questions for the salesperson’s exam. We recommend a minimum of 900 questions for the broker’s exam. If you need a source for questions we have a 900 question book for the salesperson exam that I would highly recommend. I have a question book for your broker exam that I would highly recommend. By the way, we said 600 question minimum for the salesperson exam and 900 questions minimum for the broker exam. We did not say maximum. This is easier said than done. You may not believe this, the material is extremely boring and time-consuming. Should you say the broker question book once you have passed the exam or should you burn them in a ritualistic fire? I recommend you save them! Why? Have you ever had trouble sleeping. Start reading these questions and explanations and I guarantee you will fall asleep.
16. How do I sign up and pay for group or private broker or salesperson therapy (tutoring)?
You can click “E-mail me” on this web-site, and specify which days you want specify which days you want. Someone will return your inquiry. If you want to use a credit card you may not use someone else’s credit card. If you want to use a credit card the credit card must be read electronically several days before the event and you must also bring the credit card accompanied with your drivers license to the event and the full name on your credit card and the full name on your drivers license must match. If you fail to bring the credit card and driver’s license with you or if the full name on the credit card and driver’s license to not match you will be required to pay cash for the event (no checks) until the issue can be corrected. If I have to credit back any amount to your credit card for any reason including but not limited to the above mentioned reason you will lose $50. There is a $50 cancellation fee if you cancel for any reason. Do not use a credit card unless you agree to the above-mentioned terms. Or you can pay the day of event or the tutoring with cash. We accept all major credit cards, Discover Card, Visa, Master Card, American Express, Diners Club, even JCB. We do not accept checks. We look forword to working with you! If you have any questions, concerns or objections to the above mentioned policies do not wait until the day of the event to discuss them. Please e-mail me several days before the event with your questions, concerns or objections regarding the above-mentioned policies.
17. I did not take my principles, practice or third course required course in California, I took it out of state, is that okay?
If you took a full semester or the equivalent Real Estate Priciples, practice or a third qualifying course at an accredited college or university, it may be sufficient. If you took the course at a private school it may not be sufficient. Push the “Exam Information” button and address your question to the BRE (California Bureau of Real Estate.) Or call the BRE at 1-877-373-4542. They must make the final determination!
18. I have a license in another state. Does California have reciprocity with any other state to allow a waiver of any of the requirements to obtain a license?
No, California has no reciprocity with any other state to allow any waivers of license requirements.
19. What kind of calculator may one use while taking the state exam?
You must use one of the BRE’s calculators. They will loan you a calculator on the day of your exam. It will be a non-programmable calculator. You may no longer bring your own calculator with you.
20. How many different Real Estate Salesperson and Broker state exams are there?
The BRE currently has over 3000 questions in their collection. They are constantly writing new questions. Therefore if you were to add up all of the tests that the BRE has ever written you would come up with dozens. Regarding the salesperson’s exam the BRE is currently rotating several different tests. Some of them they rotate more than others throughout the state of California. Respecting the brokers test, it is not a test, it is in fact a set of tests. You take one test in the morning and you take a second test in the afternoon. The BRE is currently rotating several different sets of brokers tests throughout California. Some of which they rotate more often than others.
21. I took my California principles course back in 1985, is it still valid?
It depends. If you took a full semester or its equivalent Real Estate Principes Course in a college or at a university at any time in the past it is still good. If you took a principles course through a private school after 1968 it is still valid. If you took a principles course through a private school in California in 1968 or before you will be required to retake a principles course before you can schedule a state test date.
22. How long does it take to schedule a state test date for the broker or salesperson test in California?
Normally it will take four weeks and one day on the average from the day that you mail off your application, check or credit card, qualifying transcripts or diplomas and other required documents before the BRE will mail you a letter saying that you are qualified to set for the salesperson or broker exam. I strongly recommend that you use the RE400a. application form (if you are taking the salesperson exam) or the RE400b. application form (if you are taking the broker exam). Make sure that you check the “yes” on the box regarding the question on the form where they ask you if you would prefer they select an examination date for you or if you would prefer to use their e-Licensing feature and select your own examination date, city and time of day to set for your exam. By checking “yes” on the application to sit for the exam you are telling the DRE that you do not want them to select the examination date and city for you. By checking the box “yes” you are telling them that you will pick your own examination date. Now why is this important? You should take your real estate exam (broker or salesperson) as close to your weekend Boot Camp (assuming that you are going to take my weekend Boot Camp) as possible. Once you receive a letter from the DRE saying that you are approved to set for the exam you should e-mail me so that we may discuss which day you should select your real estate exam and which weekend you should take my Salesperson/Broker Real Estate Exam Boot Camp. Do not schedule your state examination date until you and I discuss which date is best for your exam in conjunction with my weekend Review/Cram Course program. E-mail me as soon as you receive a letter from the DRE saying you are approved.
23. If I don’t pass the salesperson or brokers test how long must I wait to retake the state test in California?
We have some good news for you. If you do not pass the state test you can contact the BRE by clicking on the “Exam Information” button on this website and you can see what test dates are available and with a credit card you can reschedule immediately. You can know retake the exam the following business day if the exam is being offered on that day, howeverwouldn’t it be better to pass the test the first time you take it? The answer is unequivocally, categorically, yes. You should take my Salesperson/Broker Real Estate Exam Boot Camp! Shouldn’t you!
24. How much does the salesperson’s and broker’s license costs ?
The first fee is for the privilege of sitting for the test. The broker’s examination fee is $95. Once you successfully pass the broker’s exam, the BRE will send you an application, which of course you must fill out and mail back to them. The broker license fee is $300. Salesperson:

Original license or examination applicants who reside in California will pay a $51 fingerprint processing fee directly to the live scan fingerprint service provider. Original license applicants who reside out of state should submit the $51 fingerprint processing fee to the BRE with their application and license fee. Broker:
25. How do I prove legal residence?
Birth certificate, resident alien card, etc. must be submitted with a Public Benefits Form (RE 205) before a license will be issued. This does not stop you from taking the state exam.
26. How often, and where is the salesperson and broker test offered in California?
Both the broker and salesperson state exam are offered in Fresno, San Francisco, Sacramento, Los Angeles and San Diego. This changes from time to time based upon the needs of the industry. In L.A. the salesperson’s test is normally offered on Mondays, Tuesdays, Thursdays and Fridays both a.m. and p.m. In other locations the salesperson’s state test is normally administered during the week. The brokers test is offered in L.A. most Wednesdays and certain Mondays. The brokers test is an all-day test. In other locations the brokers test is normally offered on Wednesdays.
27. How long does it take to find out if I passed the salesperson or broker exam in the state of California?
Currently you get your exam results at the exam location on the same day that you take your state exam at any of the five locations where the state exam is offered. You may also check online. Just go to my website and click on “Exam Information”. Under exam information click on “Get Your Exam Results”.
28. How long is a broker or salesperson license good for in the state of California?
Both the salesperson’s and broker’s license are good for 4 years. There is a two-year grace period once the licence expires during which time the licensee can renew his or her license for an additional fee. Once this two year grace period expires, this one time licensee will be required to retake the California state examination. You will not be required to retake your three pre-license courses for the salesperson’s license or eight pre-license courses for the broker’s license. During this two-year grace period it would be unlawful to conduct real estate activities. You may not conduct yourself as a salesperson or broker during the two-year grace period. It would be unlawful during the two-year grace period for your broker to issue you a commission checks.

MEETING BROKER LICENSE REQUIREMENT
California Broker Requirements To Sit For The Brokers Test
Before one may set for the brokers test in California one must meet both educational requirements as well as experience requirements. The eight educational requirements are listed below. The first five courses are obligatory. You may not substitute them for something else with the exception of number five.
#1. Real estate practice.
#2. Legal aspects of real estate.
#3. Real estate finance.
#4. Real estate appraisal.
#5. Real estate economics or general accounting.
Choose three couses from the following groups:
A. Real estate principles.
B. Business law.
C. Property management.
D. Escrows.
E. Real estate office administration.
F. Mortgage loan brokering and lending.
G. Advanced legal aspects of real estate.
If you took both real estate economics and accounting.
If you took both real estate economics and accountng, you would only need two of the last group of courses. A. through G. In any event, one still normally needs a total of eight courses to qualify the educational requirements.

If you are a member of the bar.
If you happen to be a member of the bar in any state in the United States, or you have a law degree from a law school that is recognized by the California State Bar Associative you have met all eight educational requirements. However, you must be an active member of the bar or you must have all eight courses.
There are also experience requirements.
There are also experience requirements before one may sit for the brokers test. You must have a modicum of , or equivalent of, two years full-time experience as a licensed real estate salesperson. Full-time is defined as 40 hours or more per week. You could however strech this out over several years. For example if you worked as a real estate salesperson 40 hours a week per week, it would take you four years to qualify.
The two years may be waived.
The two years full-time experience requirement is waived if you have a four-year college education. If you have any four-year college degree you do not need any work experience in order to set for the California brokers test. If you have an Associate of Arts (A.A.) degree you would still need the equivalent of one year full-time licensed salesperson experience.
Additional Requirements.
You must also be 18 years of age, show proof of your U.S. residency and be honest and truthful (moral turpitude).
IMPORTANT!
Before you decide which courses you would like to take with J. Marshall, check and see if you already have some of the eight courses from your college days ^.There is no reason to spend more money than you need to. Below please look through a list of courses that the DRE (Department of Real Estate) accepts. If you already have some of the below mentioned courses contact your school of higher education (college) and request transcripts of the courses that you have already completed.
Now comes the big one
you must pass the brokers Ca. state test. The brokers test is an all day, multiple-choice exam, with a total of 200 questions. You must have an overall score of 75% or better. this is where I can help you with my weekend tutor Boot Camp that you should take the weekend right before your state exam. SALES LICENSE REQUIREMENT
Once you have submitted everything to the BRE and you have received an examination date you’ll want to take my weekend Boot Camp which teaches you how to pass the California real estate salesperson or brokers exam. If you’d like additional information regarding my Boot Camp please e-mail us.
There are minimum requirements in order to apply for the California Real estate Salesperson Examination and License.
To obtain a real estate salesperson’s license, you must first qualify for and pass a written examination. Those who pass the examination are provided a license application which must be submitted to and approved by the BRE.
- 1.Age—You must be 18 years of age or older to be issued a license.
- 2.Residence—Proof of legal presence in the United States is required. You do not need to live in California (you may reside in any other state of the United States).
- 3.Honestly—Applicants must be honest and truthful.
- 3.Education—Successful completion of the following college-level courses is required to become a real estate salesperson:
- A.Real Estate Principles and
- B.Real Estate Practice and
- C.one course from the following list:
. Real Estate Appraisal
. Property Management
. Real Estate Finance
. Real Estate Economics
. Legal Aspects of Real Estate
. Real Estate Office Administration
. General Accounting
. Business Law
. Escrows
. Mortgage Loan Brokering and Lending
. Computer Applications in Real Estate
. Common Interest Developments
Note: Members of the California State Bar are statutorily exempt from the college-level course requirements.
Members of any state bar as well as individuals also holding an LL.B or a J.D. degree who are not members of any State Bar, including California, may generally qualify on the basis of education.
- 5. Experience—None required.
To apply for the salesperson examination.
1. Initial examination scheduling can not occur until your application and additional appropriate forms have been submitted and approved by the DRE.

- 2. Evidence of completion of the three above mentioned prerequisite courses (Principles, Practice, and a third alternate course) must be submitted to the BRE before an examination will be issued.

SALESPERSON AND BROKER EXAM TUTORING
HOW DOES ONE PASS THE STATE EXAM THE FIRST TIME OR NEXT TIME?
The answer to this question is quite simple, but not easy. In order to pass your test, the first time or the next time you take it, you must first of all know what is on the test before you take it, Secondly you must know which answer the person that wrote the question, considers to be most correct.
This is easier said than done. Why? Firstly, the Bureau of Real Estate is constantly writing new questions, it is said that they now have over 3000 questions in their data bank. Secondly, the BRE is currently using seven different salesperson tests that they constantly rotate. Wouldn’t you agree that you would have a great advantage if you knew which questions the BRE will be using when you take your test ? J Marshall Schoonover has years of experience (37 years as of 2015) of analyzing how the BRE thinks and has most of their habits down to a science. He is normally able to narrow the question selection down, based upon when and where you are taking your state test!
WHY DOES GROUP EXAM TUTORING WORK?
One of the paramount reasons as to why my programs work is that most schools cover a lot of material that does not necessarily pertain to your real estate exam. Therefore it is easy to get lost as well as as confused with all of the material that they cover because they do not zero in on what you need to know to pass your exam. We cover a little bit of the subjects that pertain to the test that you will be taking. To use a metaphor, have you ever watched an old world war II movie? When the military would fire off their anti-aircraft guns they seldom hit their target. Today, the United States, for example, has what they call cruise missiles that can zero in on a target from an amazing distance away with deadly accuracy. Our tutoring is like a cruise missile, the crash courses are like the old anti-aircraft guns. A second reason, as to why group tutoring works is that we use key words. We are convinced that you do not need to understand the material in order to pass the test. Paradoxically, you can know too much. We have found that the more you know about a given subject in the real world the more difficulty you will have with questions that pertain to that subject on the state test. The solution is word connection . For every question we show you we use key words to help yuo identify the question and select the correct answer. For example, if you see the word alcohol in a question you will find the word defeasible in the answer. If the question talks about a husband and wife, the answer will be community property. A third reason that the group tutoring works so well is that J Marshall Schoonover is a master communicator and he enjoys what he is doing.
HOW MUCH TUTORING (THERAPY) DO I NEED?
We recommend a modicum of two weekend modules (most testees take one weekend). We accomplish more in one weekend than the real estate schools do in their crash courses. We cut to the chase. We zero in on what you need to know for the test you are taking. We use key word reinforcement. We have designed modules that work very well for some testees. You will see more in the module of therapy than you need to see in order to pass your real estate test. The one weekend is enough for some students, however, one weekend is not enough for everyone. The one weekend will probably work with a person that has had the time and/or discipline to study. ( By studying what we mean is reading a question, reading the four ostensible answers (do not premark the answers) selected an answer, immediately checking to see if you have selected the correct answer, if you have selected the correct answer moving along to the next question, if you seleted the wrong answer immediately reading the explanation. We recommend a minimum of 800 questions. This is easier said than done. You may not believe this, the material is extremely boring and time-consuming.) The one weekend also sometimes works well for a person that has not had the time to study, but is skilled at taking test. You know if you are or not. If a person does not have the time to study, does not want to study or is not skilled at taking test one weekend module may not be enough. The solution is to take two weekend modules. This works very well for the individual that has not had the time to study or doesn’t want to study. Yes some testees may require an additional two to four hours of private tutoring. The two to four additional hours of private tutoring works very well for the indivdual that wonts to play it safe. The important point is, you want to take the tutoring as close to the test as possible because of the fact we use key word memorization and the words only stay in your head for a few days.
How much does the weekend (or weekends), & personal one-on-one private (or semiprivate) tutoring cost?
Are you asking how much will it cost you if J Marshall does tutor you, or are you asking how much will it cost you if he does not? First of all, most of my clients take one complete Boot Camp day! One complete Boot Camp day will cost you $415.
Private tutoring is $115 per hour. Semi-private tutoring is $90 per hour, per person. One half hour is $50. (I’m not doing private tutoring during the pandemic.)
The ideal scenario would be to take take no less than one complete day. In fact, we used to recommend that you consider taking two one day Boot Camp’s with J. Marshall if you’re time schedule and budget allow for it. That was more possible when I was doing the one day program every weekend. Now that I am only doing it one day a month that does not work as well.
Please talk to students that have taken my program before you make your decision. I get students that have taken weekend programs somewhere else and learned that my program is the best the hard way. Remember, J Marshall law says “You usually get what you pay for!”.

Private tutoring is normally conducted during the week Monday through Friday in Marina del Rey, California during the daytime hours up until 5 PM.
